Project control
Project Control - This section is responsible for the effective day to day maintenance and planned maintenance and improvement of the Council's housing stock. The Council has invested considerable sums of money in the following areas:
- Reroofing of properties
- Replacing windows with double glazed windows
- Internal and external redecoration
- Alterations and improvements to communal areas
- Improvements to energy efficiency of homes
- Installing modern central heating systems
- Modernisation of kitchen and bathrooms
- Rewiring
The staff in the section carry out the following:
- Inspecting properties to identify what work needs to be done.
- Obtain and maintain information about the condition of housing properties.
- Writing specifications and preparing tender documents for the work.
- Obtain competitive tenders and estimates for work to ensure best value is achieved.
- Selecting contractors to carry out the work.
- Contract administration and supervision of work in progress.
- Inspect empty properties to assess the need for repair works.
- Assess requests for Repairs, order works and ensure that they are completed.

- Inspect properties to develop programmes of work to ensure that the stock is adequately maintained.
- Arrange and supervise major maintenance and modernisation contracts.
If your home is included in a programme of work we will write to you giving you the necessary information including contact details and when the work is going to be carried out.
Occasionally we use building consultants to assist us with our work. Where this is the case the consultant will let you know about the work on our behalf.
Where necessary any special needs of our residents are taken into consideration when planning work and carrying out the work.
Where leaseholders are effected by the work we are undertaking, we ensure the council fulfills it statutory duties as a responsible landlord.
