Exemptions
The following classes of works are exempt from control under the Building Regulations. Please contact us for further advice on other exemptions.
Even if work is exempt from the Building Regulations, you may still need planning permission. Please check before you build.
1. Small detached buildings
- A single storey building having a floor area not exceeding 30 square metres internal floor area which is either 1m or more from the boundary or constructed of materials of limited combustibility
- A detached building having an internal floor area not exceeding 15 square metres
- Neither building must contain sleeping accommodation if it is to be exempt.
2. Ground floor extensions
- The addition of a greenhouse, porch, conservatory, covered yard or way, or carport open on at least two sides - provided the floor area does not exceed 30 square metres
- A conservatory must be provided with a translucent or transparent roof and incorporate safety glazing and be separated from the house by a door.
3. Buildings not frequented by people
- A detached building where people do not normally go, or where they only go intermittently for maintenance or inspection of plant or machinery
- Permission may be needed if any part of the building is less than 1.5 times its height away from any point of a building where people normally go, or the nearest point of the boundary of the curtilage of such a building, whichever is nearer.
N.B. Whilst the above buildings are exempt from the Building Regulations any electrical work within these buildings may be subject to compliance with Part P of the Building Regulations.
