Buying a house can be a complicated process. Since 14 December 2007 Home Information Packs (HIPs) have been required for all properties being sold.

We aim to make our contribution as straightforward as possible. We offer a quick, accurate and certified land charge search received from and returned to your solicitor in a matter of days. We aim to return all valid searches within 10 days. Turnaround will depend o whether the site has been previously searched, the number of additional questions and how quickly our consultees respond to our questions.

A land charge search helps when you are buying a house (or perhaps land) Usually you will want to check to make sure there are no problems with the property. e.g. It is usual to have a survey done to make sure the property is basically sound.

It's also normal to have a land charge search undertaken. This is organised by your solicitor or licensed conveyancer on your behalf. Depending on what questions have been asked, the land charge search will among other things identify:

  • The planning history of the site and any queries arising over its use.
  • The planning policies which affect the site.
  • Any developments directly affecting the site (such as road widening).

In addition, the search will identify whether, for example, the dwelling site been subject to:

  • Planning enforcement action.
  • Limits on residential extensions.
  • Controls on the use of the site.
  • Any council grants which are outstanding on the property.

The full list of questions is provided on a national standard set of forms called the LL1 and CON 29. Your solicitor can advise.
