Local Validation requirements
All applications submitted to the Council must be accompanied by the minimum national requirements - 4 copies of all application forms, certificate of ownership, location and other plans, appropriate fee and design and access statement where prescribed.
In addition, the Council's Planning and Environment Committee has agreed a Local List of information requirements for use in validating planning applications. These can be viewed here Planning validation of applications and will be used in processing all applications. Please familiarise yourself with these before proceeding to complete and submit your application.
This additional information is necessary to meet Government requirements e.g. in Planning Policy statements , local planning policy e.g.affordable housing provision or the needs of statutory consultees e.g. flood risk assessment or highway considerations. The level of detail to be provided will be determined by the nature and scale of the development proposed. This will be made clear to you if you enter into pre-application discussions, which we encourage, and may save you time in the long run.
All relevant and necessary supporting information must be provided at the outset to enable the Council to assess your application. To help you we have prepared the following checklists which cover the most commonly submitted applications:

Please note that there are certain requirements that will be applicable to most applications unless you tell us why they are not relevant in the context of your particular proposal. The "optional" requirements are those that are triggered by certain size thresholds or other requirements and they too must be supplied before your application can be validated unless you tell us otherwise.
If the application is subsequently found to be lacking in certain essential information then this may result in early refusal. Alternatively, if not supplied at the outset, your application may be invalidated until these matters are addressed and submitted or you may be asked to withdraw your appication and start again when the 8 or 13 week period for determination will be re-started.
