There are over 32,000 homes in Tandridge. Housing conditions are generally good although a small proportion of homes fall short of modern standards of decency.

The level of owner occupation within the District is approximately 80% - well above the national average. Approximately 2,700 homes in the District are still owned and managed by the Council . We are also responsible for managing over 500 flats owned by leaseholders. Registered Social Landlords, otherwise known as Housing Associations, own just under 700 homes.

Our Housing Strategy 2005-2009 describes the Council's overarching plans for delivering its Housing Services across all tenures. This has received a 'fit for purpose' accreditation from the Government Office for the South East. As well as describing the general housing situation in Tandridge, the document identifies four strategic priorities for the Council to tackle, namely:

The Strategy includes a detailed action plan in pursuit of these aims. This will be reviewed and updated on an annual basis in response to changing circumstances (e.g. new Government policy). The housing strategy update 2007 provides update on progress against the above priorities and gives a number of case studies highlighting the diversity of the Council's housing activities.

Tandridge District Council, in partnership with four other East Surrey authorities produced a Strategic Housing Market Assessment for East Surrey in April 2008. This document provides up to date analysis of the housing market in East Surrey, both supporting and informing planning and housing strategies.

HRA Business Plan 2004 - 2009- this concentrates on the management and maintenance of the Council owned housing land and properties. An update to this plan was completed in 2007.

Our Private Sector Housing Strategy 2006-09 for 2006 - 2009 describes the Council's objectives for owner occupied and private rented stock, including measures to tackle deficient accommodation.

The Supported Housing Strategy 2007-2009 describes the Council's plans for delivering housing services to vulnerable people in the District that may require some form of housing support. This is an interim strategy to cover the period until 2009, when it can then be considered together with the production of the next Housing Strategy.

The Strategy culminates with an action plan. This summarises progress made against the previous strategy and identifies measures for promoting and maintaining the quality of supported housing within the District. The actions concerned are based on a combination of new initiatives and the continuation of tried and tested practices that have served the District well in the past.

The Extra Care Housing Strategy for Eastern Surrey was published in partnership with Reigate & Banstead Borough Council, East Surrey PCT, Surrey Supporting People and Surrey County Council. The strategy highlights the need for accommodation that is specifically designed to meet the needs of the growing ageing population of these two local authority areas. It promotes the provision of Extra Care housing as a concept of independent living that enables older persons to remain living in their own home through the provision of specialist on care and support on site for those with increasing frailty. The strategy also demonstrates the ways that this form of housing can be provided through both the private and social sectors.

The Homelessness Strategy 2008-11 sets out how we aim to meet the needs of those people that are homeless or threatened with homelessness within the district. The specific actions are set out in detail in the Homelessness Strategy 2008-11 Action Plan.

The Housing Allocations Scheme sets out the Council's approach to providing accommodation for those in housing need.


Finally, the Anti Social Behaviour Policy Summary describes how the Council seeks to deal with any unacceptable conduct among its tenants and leaseholders.
